What to check before you buy
Rules change and depend on your situation. These are the points to raise with your notary and adviser, with the official sources.
What a foreigner can buy
Urban property is generally open to foreigners; agricultural land is subject to special rules. Prefer titled property, and have the title checked at the land registry before you sign.
Bringing money in, and being able to take it out
For a non-resident, the guarantee on transferring income and sale proceeds assumes the investment was financed in foreign currency. Go through a bank and keep all the proof from the day you buy: it is hard to rebuild later.
Tax on rents
Rents from a property in Morocco are taxable there, and the rules have changed with recent finance laws. Ask a tax adviser what applies to your case and your country of residence.
General information, up to date in November 2026. It does not replace a notary, a lawyer or a tax adviser.
No promised returns
You won’t read any return figures here. We’ll publish them once they come from properties we really manage.
Finding a property, or building one
Land for sale is on the terrainavendre.ma map, placed from its boundary markers. To build or renovate, it’s bienaconstruire.ma.

Questions we get asked
Do I need to live in Morocco to hand over a property?
No. You follow everything remotely, from your phone: statements, invoices, photos and agreements.
In which language and currency?
We speak French, Arabic and Darija, and your space is available in English. Statements are in dirhams, in French for now.
Do you promise a return?
No. Income depends on the property, the neighbourhood and the plan. We give you an estimate worked out for your property, never a promise.
Can you help me buy?
We don’t sell property and we don’t receive your purchase money. We can look with you at what a property could rent for before you decide.
